5. Demonstrating reasonable availability

Given the nature of his work, a real estate broker can be solicited on any day of the week, day or night.

Good collaboration requires that a licence holder quickly return calls and organize visits. In case of absence, the broker must appoint another licence holder to replace him so that all communications addressed to him are handled in his absence, proper follow-ups are carried out, and transaction proposals are presented.

To ensure harmony and avoid problems, licence holders should agree on the sharing of remuneration in such cases and on the acts that their replacement is authorized to perform

They must also properly document the records concerned and inform their agency executive officer and their clients accordingly, if applicable.
