DENIS PARADIS’ LICENCE (A5558)

Be advised that on June 14, 2021, the OACIQ Discipline Committee ordered that the real estate broker licence of Mr. Denis Paradis, whose establishment is located in Québec, be revoked for committing the following offences:

Count 1:  In Quebec City, on or around February 12, 2015, as part of an agreement with a third party to finance a $300,000 loan to be granted to another third party through his company, of which he is the sole shareholder and director, defendant did not inform the third party that the said company would keep $50,000.
 
Count 2: On or around August 28, 2015, concerning an immovable, did not avoid placing himself in a conflict of interest by signing a brokerage contract to sell, while the company of which he is the sole shareholder and director had charged the said immovable with a mortgage.
 
Count 3: In Quebec City, on or around March 17, 2016, failed to repay the amount of approximately $300,000 loaned by a third party to his company, of which he is the sole shareholder and director.
 
Count 4: As of October 6, 2016, as part of the performance of a brokerage contract, concerning the sale of a building lot, did not ensure that a confidentiality undertaking was sent to the seller to facilitate the performance of said brokerage contract.
 
Count 5: During 2015 to 2018, while the company Les Prêts hypothécaires D.P. Inc. was not licensed by the Organisme d'autoréglementation du courtage immobilier du Québec, a) carried out or tried to carry out brokerage transactions on behalf of the company; and b) received or tried to receive remuneration through the company.
 
Count 6: During 2015 to 2018, appropriated amounts of the Goods and Services Tax (GST) and the Quebec Sales Tax (QST) through his company by using an inactive number for the Goods and Services Tax (GST) and a false number for the Quebec Sales Tax (QST) in his billing.
 
Count 7: As of March 19, 2019, during an investigation conducted by the Assistant Syndic, failed to cooperate by omitting, neglecting and/or refusing to provide her with the documents and information she requested.
