NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON SONIA BEAULIEU’S LICENCE

NOTICE is hereby given that Sonia Beaulieu, full-service real estate broker, licence E2454, whose establishment is located in Sherbrooke, has had conditions and restrictions imposed on her licence, following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 38 (2) of the Real Estate Brokerage Act.

On March 27, 2024, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Ms. Beaulieu’s licence:

That the real estate broker’s licence be maintained with the following conditions and restrictions:
  1. Within six months following notification of this decision, the licence holder shall complete the training course entitled “The broker as a self-employed worker” provided by the OACIQ Training Department.
 
  1. Within 30 days following notification of this decision, the licence holder shall send to the OACIQ Registry Service proof of her registration for the training course mentioned in paragraph a).
 
  1. Within three months following notification of this decision, the licence holder shall complete the training course entitled “McGill Personal Finance Essentials and send proof thereof to the OACIQ Registry Service.
 
  1. As of the date of notification of this decision, the licence holder shall be prohibited from carrying on real estate brokerage activities on her own account.
 
  1. As of the date of notification of this decision, the licence holder shall be prohibited from carrying on real estate brokerage activities under a corporation.
 
  1. As of the date of notification of this decision, the licence holder shall enter into and maintain a written agreement with the agency on behalf of which she carries on her real estate brokerage activities, to the effect that the latter shall hold the GST/QST payable to her until she is required to remit them with her tax return to be kept in the agency’s records.
 
  1. As of the date of notification of this decision, the licence holder shall enter into and maintain a written agreement with the agency on behalf of which she carries on her real estate brokerage activities, to the effect that the latter shall hold a minimum of 15% of her remuneration for the purpose of paying her income taxes, until remittance is required upon presentation of a copy of her notices of assessment, or for the purpose of paying instalments.
 
  1. Within 30 days following notification of this decision, a copy of the agreement mentioned in paragraphs f) and g) shall be sent to the OACIQ Registry Service.
 
  1. Within 30 days following notification of this decision, the licence holder shall send to the OACIQ Registry service an undertaking signed by her agency executive officer by which the latter undertakes to supervise the licence holder according to the supervision plan in place, for 36 months following notification of this decision.
 
  1. The licence holder shall send the follow-up report drawn up in accordance with paragraph i) to the OACIQ Registry service within six months following notification of this decision, and every six months thereafter.
 
  1. In the event of an agency change, the licence holder shall enter into an new agreement and undertaking under the same conditions with the new agency, and send a copy thereof to the OACIQ Registry Service within 30 days following the change.
     
  2. Within 30 days following notification of this decision, the licence holder shall send to the OACIQ Registry Service proof of her application for and receipt of her new GST/QST numbers.
     
  3. The licence holder shall send to the OACIQ Registry Service any new document added to her bankruptcy file as soon as it is received.
     
  4. The licence holder’s file shall be resubmitted to the Committee if any new information is discovered that poses a potential risk to the protection of the public.

Should Ms. Beaulieu fail to comply with the above conditions and restrictions, her right to carry on professional real estate brokerage activities shall be suspended until she does so.

This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences.

This notice became enforceable on April 26, 2024.
