NOTICE OF SUSPENSION
OF MR. MAGED AHMED’S LICENCE

NOTICE is hereby given that Mr. Maged Ahmed, former real estate broker (licence no. A8255) whose establishment was located in Montreal, has notably been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:
1st count: on or around August 9, 2005, having, without authorization, tried to obtain a loan by completing a document from a lending institution and by using personal information of a seller collected on the occasion of the signing of a “Brokerage contract” form regarding an enterprise, the whole contrary to section 13 of the Rules of Professional Ethics of the ACAIQ.
2nd count: on or around July 8, 2005, concerning an enterprise, failing to send immediately to the executive officer of the establishment to which he is assigned the following document:
a) Brokerage Contract;
committing an offence under section 147 of the ACAIQ By-Laws.
3rd count: in Brossard, on or around May 7, 2007, during an investigation conducted by an Assistant syndic, concerning an enterprise, having falsely represented to him that he:
a) has submitted the Brokerage Contract to his broker 2 days maximum after its signing;
b) has never seen the document from the lending institution before;
c) does not recognize his signature on the document from the lending institution;
d) has never made a request of this kind to finance the enterprise in question;
e) has never had “similar criminal charges in the past”;
the whole contrary to section 55 of the Rules of Professional Ethics of the ACAIQ.
On September 17, 2012, the Discipline Committee ordered a suspension of Mr. Maged Ahmed’s real estate broker’s licence for a period of twelve (12) months on count no. 1 of the complaint, a suspension for a period of one (1) month on count no. 2 of the complaint, and a suspension of six (6) months on count no. 3 of the complaint. These suspension periods shall be served consecutively as of the expiry of the time period for filing the appeal if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever he becomes a licence holder again.
Given that Mr. Maged Ahmed is no longer a licence holder, his licence will be suspended for a period of nineteen (19) months whenever he becomes a licence holder again.
This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
