15. Interpretation
Any contract necessarily contains general provisions as to its interpretation. The mandatory Promise to purchase form is no exception; clause 15.1 is a guideline on how to read the contract, taking into account certain linguistic requirements and context. Clarifying any confusion as to who is bound by the text makes it easier to understand and interpret.
The clause also contains a reminder that the performance of the contract is governed by the laws of Québec, which include the Civil Code of Québec and the Real Estate Brokerage Act. In an economic environment where the parties to a contract may be foreign citizens or residents of a province other than Québec or of a country other than Canada, this clarification can be very useful in the event of disputes or litigation.
