After inspection of the agency and brokers
The OACIQ Inspection Department protects the trust relationship between licence holders and their clients. How? By overseeing the activities of brokers and agency executive officers, while helping them comply with the Real Estate Brokerage Act and its regulations.
At the end of an inspection, two types of reports are produced: an individual report for each inspected broker and an overall report on the management of the establishment or agency.
The individual report Inspection of broker competence is used to establish the level of risk that a broker's practice poses for the protection of the public. The report is drafted specifically for each broker authorized to act on behalf of the agency, and for whom records have been verified during the inspection. The report includes the deficiencies noted by the inspector and the actions that the broker must take, if any, to improve his practice.
As for the Inspection report, it contains the observations made during the inspection of the agency, as well as the actions that the agency executive officer must take to immediately correct the non-compliant items. The report also includes an overall picture of the practice of brokers inspected during the visit.
Our role
As agency executive, you must pay particular attention to the content of these reports that are sent to you after the inspection. It is important that appropriate corrective measures be implemented to remedy the identified deficiencies, and that you follow up with your brokers.
Also, before integrating a new broker into your team, it would be appropriate:
- to ask him if he has already been inspected; and
- to read with him the content of the report(s) posted on his record on synbad.com.
